The function of the Architectural Control Committee (ACC) is to enforce the covenants of the Association.  Residents must contact the ACC before improvements are made to the exterior of their home or property.  The ACC will contact residents via mail if infractions are found.  Please refer to the Association Covenants for specific details of the responsibilities of the residents and the Committee.

The resident must fill out the Request for Approval Form and send to an ACC member prior any work being done on the exterior of the home or property.

 Ranch HOA Filing #1 Trash Collection Agreement

At the Annual Meeting on May 21, 2019, the Board presented an option to enter into an exclusive agreement for trash hauling services for the Filing.  The Board explored possible haulers based on service, options and price.  The Board entertained bids from two haulers and selected Best Cleaner Disposal (BCD).  After discussion, the members present encouraged the Board to formalize the agreement through a vote, as per the Bylaws of the Homeowners Association.  Ballots were mailed and emailed to members in August and September, with the ballot count concluding September 30, 2019. 

The Board presented the ballots to members who attended an open house on October 9, 2019 at the Ranch Country Club.  The final vote tally was 76 in favor of a single hauler, 12 opposed and 17 ballots that were not returned.  The number of votes surpassed the 67% needed as per the Bylaws, and therefore passed.  Of the members that voted, 86% were in favor. 

In January 2024, the Board extended the Trash Agreement with BCD.  Below are some highlights of the deal Filing 1 has with BCD.

  • The agreement between Filing 1 and BCD runs through 2029.
  • For the 2024 calendar year, the cost for trash and recycling is $18.03 a month (per home).
  • BCD may not increase the cost of trash removal/recycling more than 3% annually.
  • All trash bins will be replaced (with new bins) during the first quarter of 2026.
  • Trash will be collected every Monday morning and recycling every other Monday morning (see recycling schedule above).
  • Bins must be placed on curb before 7:00am on service dates.
  • Up to (5) bundles of branches and/or (5) large trash bags may also be placed out each week for pick up.
  • Trash will not be picked up on New Years Day, Memorial Day, Independence Day, Labor Day, Thanksgiving, or Christmas.  If scheduled pick up falls on one of these holidays, service will resume the following day.
  • The cost of replacement bins (lost, stolen, etc.) is $120.
